Terms and Conditions
Reservation Fee
To secure your booking, a
reservation fee of $500 (or if the total charge for the
booking is less than $500, the total amount), is
required and must be paid within five working days. If
not paid, the booking will lapse. This reservation fee
is part of the total tariff payable.
Final Payment
The balance of monies is to be paid 30 days prior to
arrival date. Where bookings are made within 30 days of
arrival date, the total payable is due prior to arrival
and within five working days of making the booking to
secure the booking. Monies due can be paid by credit
card, cash, cheque or bank transfer. A 2% card charge
applies to all card transactions.
Security Deposit
A security deposit is not
usually charged. However valid credit card details are
requested in lieu of a deposit. The card would then be
used to cover any phone calls made other than local,
excess internet download, damage, or for any extra
cleaning over and above a normal clean which may be
required. If card details are not supplied, a security
deposit of $500 is also due at the time of paying the
reservation fee. If all is in order after departure, any
deposit paid will be refunded by credit card or by cheque
posted to you within 10 working days of departure.
Cancelled or Terminated Bookings Once
a booking has been confirmed, a cancellation fee of $100
will apply in all circumstances. Cancellations within 4
weeks of arrival date will incur the forfeit of all
accommodation fees paid unless the property is relet for
the period booked by you. Where the property is fully
relet, you will be refunded the monies paid to date less
the $100 cancellation fee. Where the property is
partially relet, the refund will be adjusted accordingly.
All changes and cancellations must be in writing.
Term The
premises are rented only for the term stated on your
invoice and must be vacated on the arranged date unless
the booking is extended and such extension is acknowledged
in writing.
Keys will not be
made available until all monies are paid in full
(including a $500 security deposit if credit card details
are not provided). Any lost keys or garage remote control
device will be charged at the following rates:

Check-in and Vacating Times
Check-in time is 3pm.
Check-out time is 10.00am unless a later check-out has
been negotiated. A penalty may apply if the premises are
not vacated as arranged.
Pets are
welcome. However if your pet is an inside animal, it must
be kept off all furniture and out of bedrooms. A one off
surcharge of $25 is charged to allow for extra cleaning
required when a pet has been on the premises. If it is
found pets have been on beds or bedding, a further
cleaning fee of up to $300 will be charged to cover the
cost of special laundering required.
Smoking All
cottages are no smoking indoors. Please – smoking
outside and on balconies only.
Cleaning Please
leave the premises in a tidy condition, with cutlery and
cooking utensils washed and put away and rubbish put in
the outside bins. If, on arrival, the property or
contents fail to meet acceptable cleaning standards every
endeavour will be made to rectify this problem. However
this shall not constitute grounds for cancellation or
refund.
Best Fit Policy
Because of the nature of the business, it may be necessary at times to
allocate a cottage which is not the cottage requested.
This could occur when a booking for a few days stops us
from taking another much longer booking and we have a
house of at least a comparable standard in the same area
which has those few days vacant. If we are not able to
juggle bookings to accommodate the longer booking, the
original booking has preference. If a more expensive
cottage is allocated, this is at no extra cost to the
original guest.
